ONE CLEAR REPAIR LIST

Small repairs are welcome.

Mike handles estimates and drywall fulfillment for MS Painting and Drywall Inc. Include the rooms needing attention, approximate repair sizes and whether the surfaces are smooth or textured.

Openings left by other trades, damaged corners and an older patch that stands out can be discussed together. You do not need technical measurements or texture names to start.

Fit the work into the listing plan.

Share the photo or showing date, the approval contact and the property access arrangements. If the seller is still living there, explain which rooms need to remain usable. Mike can discuss current availability and timing for the actual scope.

If a painter is involved, mention their schedule. Agree the drywall finish and any priming or painting with Mike so the next handoff is clear. Repair, finishing, drying and coating stages all need a place in the plan.

Repair the problem before preparing the finish.

If damage followed a leak, the cause and necessary cleanup, drying or remediation need to be addressed before rebuilding. Tell Mike what has already been done and whether another trade still needs access or a required inspection remains before an opening can be closed.

Our role is the drywall work. A listing deadline should not mean covering unresolved damage or assuming another provider’s work is complete.

Questions about listing-preparation repairs

Can you help when photos are coming up soon?

Yes. We have current crew availability for urgent agent help. Call Mike with the date and repair list so he can discuss the next available step and agree timing for the individual job.

Can several small repairs be included in one estimate?

Yes. List each room, the affected wall or ceiling area and the surrounding finish. Small patches, damaged corners and texture work can be discussed together.

Should the agent or homeowner call?

Either can start the conversation. Make clear who can approve the work, authorize changes and arrange access to the property.

Does the repair automatically include painting?

Discuss the finished result and any primer or paint work with Mike. If another painter will take over, agree the surface they need and the handoff before work begins.
